“刚才在物业刷信用卡交物业费，交易受限。打电话给银行，银行说目前接到通知，信用卡一律不能刷房地产类消费。”包文（化名）8月31日上午说。
资金违规流向房地产类的支付一直是监管部门严控的领域，物业费都管起来了？是个案还是趋势呢？帮主和他的朋友们就此做了一番调查。
部分物业表示可刷信用卡付费
多银行称信用卡刷物业费没有限制
具体来看，北京兴邦物业有限公司表示，所有银行的信用卡都可以支付物业费；北京天诺物业管理有限责任公司也表示，可以使用信用卡支付物业费。通过支付宝缴纳物业费可以使用信用卡。
8月31日，支付宝官网显示，物业费缴费支持的支付方式包括：余额、储蓄卡卡通、网银（储蓄卡、信用卡）、快捷支付（储蓄卡、信用卡）。
不过，也有物业表示，确实不能刷信用卡来支付物业费。一位小区的物业方称：“所有银行的信用卡都不能使用，你可以支付宝或者微信转账。”
上述物业方称，这个规定由银行通知，大概8月份开始的。对于未来能够恢复使用信用卡支付物业费，物业方表示暂未知。
对此，理财帮询问了多家银行。一家股份制商业银行的客服表示，目前没有信用卡用于物业费方面的限制，如果没有办法刷该行信用卡，可能是物业、房地产商方面诸如POS机方面的问题。
多家银行客服表示，如果该行信用卡刷不了物业费，不是银行方面的问题，银行也没有这种规定，可能是物业方面可能是因为手续费的问题不让刷信用卡，这种情况较为常见，也有可能是因为POS机的问题。
虽然多家银行的客服表示，银行方面没有信用卡刷物业费的限制，但也有个别股份制银行称，信用卡的确不能用于房地产类消费。“我们行信用卡一直不能用于房地产类消费，包括买房和装修等等。”上述股份制银行的人说。
中介：购房款不能使用信用卡支付
租房款可以
那么除了物业费外，信用卡刷购房款和租房款有限制吗？
新京报记者询问了几家房地产公司，均表示购房款不能使用信用卡支付，只可以用储蓄卡支付，将资金打到第三方监管的监管账号上。
在租房款的支付方式上，中介公司表示可以使用信用卡支付。链家公司某中介表示，房租是租客直接付给房东，由房东和租客协商支付方式；租客付给中介公司的中介费和税费可以刷信用卡。
我爱我家某中介表示，我爱我家上的房源一部分是租客与房东直接交易；另一部分是租客与中介公司交易，现在均采用线上交易的方式，可以使用支付宝中绑定的信用卡进行支付。
另外，自如的房租一直可以用信用卡支付，自如还针对信用卡支付额度问题推出了分次支付的形式。
2017年9月，北京银监局、人行营业管理部曾发布《关于开展银行个人贷款资金违规进入房地产市场情况检查的通知》，明确重点之一是检查是否存在使用信用卡透支用于支付购房款的情况，自查范围为交易所在地为北京的交易记录，并重点关注具有以下特征（但不限于以下特征）之一的刷卡记录：
1.交易记录中“交易描述”含关键词“置业”、“房地产”或“房产”，且单笔交易金额不低于20万元的交易；
2.交易记录中“交易描述”含关键词“置业”、“房地产”或“房产”，且在1天内出现多笔含上述关键词的交易。
2017年10月，福建方面曾发布《关于进一步加强房地产市场调控八条措施的通知的通知》，明确，“要严格监控大额、长期限的消费贷款资金流向，关闭信用卡对房地产开发企业的POS刷卡端口，坚决遏制个人综合消费贷款、信用卡透支的资金绕道用于支付首付以及住房消费。”
房地产类商户刷卡有限额
物业费的问题至此可以告一段落。不过近年来，随着房地产管控的趋严，房地产类商户刷信用卡管控一直是“严”字当头。
6月7日，平安银行信用卡中心发布公告称，近期对部分商户类型的交易进行风险管控升级，该行信用卡在境内房地产类商户进行交易时，单月（自然月）人民币交易限额由人民币3万元（含）调整为人民币1万元（含），全年（自然年）累计限额人民币10万元（含）保持不变。
实际上就在去年，平安银行发布公告，明确该行信用卡在境内房地产类商户进行交易时，单月（自然月）人民币交易金额不可超过3万元
此外，今年四月，中国农业银行曾发布公告称，根据监管部门要求，近期对信用卡在部分类别商户的交易进行管控，明确该行信用卡在境内房地产类商户（商户类别码为1520、7013、6513、1771、7012）的单笔交易金额不得超过3万元人民币，日累计交易金额不得超过3万元人民币，月累计交易金额不得超过10万元人民币，季度累计交易金额不得超过10万元人民币，半年累计交易金额不得超过20万元人民币，年累计交易金额不得超过20万元人民币。
此外，去年也有部分银行发布了对房地产类交易进行管控的公告。如交通银行太平洋信用卡中心在2017年4月曾提醒，该行对房产类商户设定了单笔/每日/每月的限额风险管控措施；包商银行在去年12月也提示，在境内房地产类商户使用信用卡预借现金额度或溢缴款进行交易时，单笔人民币交易金额不可超过3万元并且在境内房地产类商户交易后无法办理信用卡灵活分期业务。
